Buyer Side ($400):

  • Facilitate the opening of escrow
  • Review and assess the purchase agreement, counteroffers, and addendums
  • Ensure all documents are fully executed with accurate dates, initials, signatures, and completed broker information
  • Ensure timely provision of seller disclosures as per contract timelines
  • Coordinate the final walk-through for the buyer
  • Prepare necessary disclosures, including state-specific and broker-specific forms
  • Provide the buyer with copies of all relevant reports and booklets as required
  • Upload received or fully executed disclosures, documents, and reports into the online transaction management service
  • Maintain regular communication with all involved parties for updates and outstanding items
  • Confirm that escrow has received the Home Warranty Invoice and Commission Instructions
  • Track escrow time-frames for earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents (if applicable)
  • Audit file 3x before closing to ensure broker compliance
  • Ensure all required documents are sent to the broker for file compliance

Verify accurate payment of commission



Seller Side ($400):

  • Ensure the listing is active on the Multiple Listing Service (MLS)
  • Open escrow, obtain the file number, and request Escrow Instructions, Commission Instructions, and Preliminaries
  • Introduce our role as your Personal Closing Facilitator to all parties involved in the transaction
  • Thoroughly review the Purchase Agreement, Counter Offers, and Amendments to ensure proper execution with appropriate dates, initials, signatures, and broker information
  • Distribute the executed Purchase Agreement to all relevant parties
  • Enter contacts, dates, and documents into the transaction management service software and invite all involved parties
  • - Order the Natural Hazard Report
  • Prepare a comprehensive Full Disclosure Package, including all required C.A.R. and broker forms, and deliver them to you and/or your seller through mail, email, or DocuSign
  • Provide a completed Seller Disclosure Package to the buyer's agent, monitor timely return, and ensure adherence to contract timelines
  • - Send copies of the termite report and any other reports to the buyer's agent and escrow
  • Process any requested escrow amendments
  • Upload all received or fully executed documents, disclosures, and reports into the transaction management service software
  • Confirm receipt of all required documents by escrow, including the termite report, zone report, home warranty invoices, commission instructions, and any other necessary documents
  • Monitor escrow time-frames for earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents (if applicable)
  • Ensure provision of all required disclosures and reports, and completion of all necessary signatures, initials, and dates
  • Maintain regular communication with all involved parties for updates and outstanding items
  • Deliver the completed digital paper file (PDF) to you or your broker
  • Audit file 3x before closing to ensure broker compliance
  • Ensure all required documents are sent to the broker for file compliance
